THE KEUKA COVE HOUSE
Guest Welcome Guide
Welcome to the Keuka Cove House. This guide includes the key arrival details, house basics, lakefront instructions, safety reminders, and check-out steps for your stay.
Guide Sections
Before You Arrive
Please complete these items before check-in so your arrival goes smoothly.
Check-In
Use this section for the address, arrival time, parking, entrances, and access instructions.
Property Address
Check-In Time
Standard check-in begins at 4:00 PM unless an earlier arrival has been approved in writing.
Arrival, Driveway & Guest Parking
Look for the Keuka Cove House sign near the road. Guests may use the private gravel driveway and main parking area beside the house. Please do not block neighboring driveways, the lakefront access driveway, grass areas, roads, or emergency access.
RV / Camper Parking
If you have an approved small camper or RV, the designated parking pad is located behind Unit 3 near the electric hookup. This area should only be used when arranged with the host in advance.
Entrances & Door Codes
The property has four private guest entrances, one for each unit. Each entrance is numbered accordingly.
Your door code was provided in the guest email that included this welcome guide link. For security, live door codes are not listed on this page. All approved guest entry doors use the same code unless the host tells you otherwise.
Important: Please use the assigned guest entrances located on the side of the house. Do not use the front door on the front porch.
House Basics
Use this section for Wi-Fi, TV, supplies, kitchens, bathrooms, laundry, trash, and temperature control.

Flush toilet paper only. Do not flush wipes, feminine products, paper towels, or other items.
Trash & Recycling
Please place trash and recyclables in the outdoor bins located behind Unit 3. The black-top bin is for trash. The yellow-top bin is for recycling.
Important: If your stay includes Sunday night into Monday, please place the trash and recycling bins at the end of the driveway Sunday evening. Pickup is typically early Monday morning.
Temperature Control
The property has four different temperature-control areas.
Unit 1 Downstairs
This wall thermostat is located in Unit 1 downstairs, in the main living area near the doorway and built-ins. It controls heating and cooling for Unit 1 downstairs.
Unit 1 Upstairs
This wall thermostat is located upstairs in Unit 1. It controls heating and cooling for Unit 1 upstairs.
Units 2 & 4
This wall thermostat is located in Unit 4, on the wall near the bedroom doorway. It controls the HVAC for both Units 2 and 4.
Unit 3 Mini-Split Unit
Unit 3 is heated and cooled by mini-split units instead of a traditional wall thermostat. This photo shows the mini-split located in Unit 3’s bedroom. There is another mini-split in the shared living room and kitchen area. A remote is provided for each mini-split unit.
Unit 3 Remote
The remote should be used to change the temperature for Unit 3. Please keep both Unit 3 mini-split units on the same mode and similar temperature settings so the system operates consistently.
For example, when using air conditioning, both the bedroom split unit and the living room split unit should be set to the snowflake / cooling mode. Do not set one unit to heat and the other to air conditioning because the system shares one condenser.
Important: Please keep windows and doors closed when heat or air conditioning is running.
Lakefront Access
Use this section for the lakefront, dock, beach, boathouse, kayaks, fire pit, and grill.
How to Access the Lakefront
The lakefront is accessed by the deeded right-of-way driveway across from the white steps located in the front yard.
Start at the white steps in the center of the front yard, carefully cross the road, and enter the paved driveway marked by the “Joyce” sign. Follow the paved driveway downhill until it splits. At the split, look for the 2816 sign and follow the marked grass walkway straight ahead to the boathouse lounge, lakefront, dock, and beach.
Important: This is walking access only. Do not drive or park in this area.
Boathouse Lounge
To access the boathouse lounge, use the padlock located on the side door by the grill and side deck. You will receive an automated message after check-in with the boathouse lounge padlock code.
The boathouse lounge includes life jackets, a fridge, indoor seating, air conditioning, deck space, grill access, and lake views for guest use.
Please clean up after use each day. Return items to their place, turn off the lights and air conditioning. When finished using the boathouse each day, please lock it by spinning the numbers so the code no longer shows. This helps keep the boathouse secure.
Important: Overnight sleeping in the boathouse is not permitted.
Lakefront, Dock & Kayaks
Guests may use the Keuka Cove House lakefront, dock, beach area, kayaks, and Adirondack seating during their stay. Please stay within the designated lakefront area and do not use neighboring docks, beaches, yards, or property.
Kayaks
Kayaks are available when weather and water conditions are safe. Return paddles and life jackets after use.
Fire Pit
Use safely, follow local restrictions, and never leave fires unattended.
Grill
Use responsibly, keep children away from hot surfaces, and never leave the grill unattended.
Important: There is no lifeguard on duty. Lake access, swimming, dock use, kayak use, and all waterfront activities are at each guest’s own risk. Children must be supervised at all times near the road, stairs, decks, fire pits, grills, dock, water, and kayaks.
Rules & Safety
These are the key house expectations for a safe, respectful, and enjoyable stay.

Quiet hours are 10:00 PM to 7:00 AM. Please keep noise and late-night activity to a minimum.

Emergency: For life-threatening emergencies, serious injuries, fires, or immediate safety concerns, call 911 first. Then contact the host as soon as it is safe to do so.
Check-Out
Please complete these items before departing so our team can prepare the home for the next guest group.

Check-out is firmly at 11:00 AM. All guests and personal belongings must be fully out of the property by this time. The cleaning team arrives promptly at 11:00 AM.
