We’re glad to host your group at the Keuka Cove House. Please share this guide with anyone in your group who may be arriving separately.
Private Rental
The home is rented to one group at a time and is never shared with another guest group.
Four-Unit Layout
The property has four connected units with private entrances, separate sleeping areas, and shared gathering spaces.
Starter Supplies
Starter paper goods, linens, towels, bathroom items, kitchen basics, and basic laundry supplies are provided.

Before You Arrive
- Confirm your final guest count, approved pets, and any special arrangements with the host.
- Complete the Guest Rental Agreement if you have not already done so.
- Save this guide for access, Wi-Fi, lakefront, and check-out instructions.
- Plan groceries, beverages, and larger purchases before arrival.
Groceries & Essentials
Penn Yan has nearby grocery options, including Tops and Aldi. Larger stores such as Walmart and Target are generally farther away, so it is best to plan larger purchases before arrival.

Check-In Time
Standard check-in begins at 4:00 PM unless an earlier arrival has been requested and approved by the host in writing before your stay.
Parking
The property has a private driveway that fits several vehicles. If overflow parking is needed, vehicles may park along the road where legally permitted and safe to do so.
Please do not block neighboring driveways, the lakefront access driveway, grass areas, or emergency access.
Private Entrances
The property has four numbered guest entrances. Your access code works at the guest entry doors once active.
Please use the assigned guest entrances and do not use the front porch door unless directed by the host.
Access Code & Lock Instructions
Your guest access code is provided in your check-in message. Enter the 4-digit code at the guest entry door, wait for the lock to accept it, then open the door. Some locks may take a few seconds to release, so please do not pull on the door immediately.
If the code does not work, please call or text the host right away.

TV & Streaming
Smart TVs are available in multiple areas. Guests may use their own streaming accounts. Please log out of personal apps before check-out.
Kitchens
Cookware, dishes, utensils, appliances, basic cooking supplies, dishwasher pods, trash bags, and starter paper goods are provided.
Bathrooms
Fresh towels, washcloths, starter toiletries, and full-bath shower dispensers with shampoo, conditioner, and body wash are provided.
Laundry
Washer/dryer access is available in Units 3 and 4. Starter laundry pods and dryer sheets are provided.
Trash & Recycling
Outdoor bins are located behind Unit 3. If your stay includes Sunday night, place trash and recycling bins at the end of the driveway Sunday evening for Monday pickup.
Temperature
Units 1, 2, and 4 use central heating/cooling. Unit 3 uses mini-split units with remotes. Keep windows and doors closed when heat or AC is running.
Lakefront Access
Lakefront access, swimming, dock use, kayaks, boathouse lounge, fire pit, and grill information.
Safety First
There is no lifeguard on duty. Lake access, swimming, dock use, kayak use, and waterfront activities are at each guest’s own risk. Children must be supervised at all times.
Waterfront Access
The lakefront is accessed by the deeded right-of-way driveway across from the white steps and “Joyce” sign. Walking access only. Do not drive or park in this area.
Lakefront & Dock
Guests may use the Keuka Cove House lakefront, dock, and beach area. Please stay within the designated lakefront area and do not use neighboring docks, beaches, yards, or property.
Boathouse Lounge
The boathouse lounge is available for guest use. Please clean up after use, turn off lights, AC, and TV, and lock it when finished.

Kayaks
Kayaks may be used when available and when weather and water conditions are safe. Return paddles and life jackets after use.
Fire Pit
Use the fire pit only when conditions are safe and local restrictions allow. Never leave fires unattended and fully extinguish fires after use.
Grill
The boathouse lounge grill is available for guest use. Turn it off after use, keep children away from hot surfaces, and never leave the grill unattended.
Seasonal Items
Dock, kayak, boathouse, firewood, and outdoor furniture availability may vary by season, weather, and water conditions.
Rules & Safety

Core Rules
- Quiet hours are 10:00 PM to 7:00 AM.
- No reckless parties, fireworks, unauthorized vendors, or illegal activity.
- No smoking or vaping inside the home or enclosed spaces.
- Respect neighbors, property boundaries, parking limits, and quiet hours.
Pets & Gatherings
Pets are allowed only when pre-approved and when the required pet fee has been paid. Events or gatherings beyond the approved overnight guest count must be approved by the host in writing before arrival.

Check-Out
Check-out is firmly at 11:00 AM so the cleaning team can prepare the home for the next guest group.
Before You Go
- Empty indoor trash and place bags in the outdoor bins behind Unit 3.
- Place used towels and washcloths in the bathroom basket or towel area.
- Load and run dirty dishes, cookware, and utensils before departure.
- Remove personal belongings and dispose of leftover food.
- Log out of personal streaming, media, and app accounts.
- Confirm all doors and windows are closed and locked.
Issues or Lost Items
Please text or email the host about any damage, maintenance issues, lost items, or anything that needs attention before the next guest group arrives.
